Kearney ยท 1970s to 1990s homes

Ranch home kitchens in Kearney

Houses from the 1970s through the 1990s are the largest group in Kearney, and their kitchens tend to share the same problems: soffits, dated oak or laminate, weak lighting and a wall between the cook and everyone else. The layout usually still works. Call us to talk through what is worth changing.

Why so many Kearney kitchens look alike

According to a City of Kearney housing report filed with the Nebraska Legislature, the largest share of the city's homes, about 45.6 percent using 2021 Census survey data, dates from the 1970s through the 1990s. If you own a one-story house with an attached garage and a basement here, the odds are good it came from those years.

These houses were solidly built and are rarely in trouble. The kitchens simply show their age. Expect a fluorescent light box, soffits over the upper cabinets, oak or laminate doors, tile or laminate counters, and a wall or peninsula shutting off the family room. Many have had one cheap update already, and that is often the first thing to come out.

The good news for your budget is that this is the sort of kitchen where a same-layout remodel works well. The plumbing and walls are usually in reasonable places, so more of the money goes into things you can see.

What usually changes

Soffits. Removing them gains a full row of cabinet storage, and the room feels taller. Many are empty, but some carry ducts or a vent. A remodeler can usually open a small section to check.

The wall to the family room. Often the single change owners want most. A load-bearing wall needs a beam. The City lists interior remodeling that removes a wall among jobs needing a building permit, so ask early.

Lighting. Replace the light box with recessed lights and add under-cabinet strips. It is one of the cheapest changes for the difference it makes.

The electrical panel. Panels from these decades may be near their limit once you add a microwave drawer, induction range or dedicated circuits. Have it checked before the appliance order.

Flooring. Sheet vinyl or worn carpet in the adjoining room often comes out at the same time. If you add hardwood, remember the seasonal movement. See how winter affects floors on our home page.

Before you start on a 1970s to 1990s kitchen

  • If the house was built before 1978, painted surfaces may contain lead. Paid renovators must follow the EPA lead-safe rule.
  • Textured ceilings and some older flooring and adhesives can contain asbestos. Have suspect material tested before anyone cuts into it. It is a small step, and it protects your family.
  • Check the basement ceiling under the kitchen. It shows you where drains, ducts and joists really run, which tells you what can move.
  • Ask whether a range vent can reach the outside. Many of these kitchens recirculate, and a real duct is easier to add during a remodel than after it.
  • Test for radon while you are thinking about the house. The state's report puts Buffalo County's test average around the EPA action level.

Refresh or remodel

Solid oak cabinets from this era are often worth keeping. Paint them, or replace only the doors, and put the money into counters, lighting and the sink. That approach can suit a family that plans to move in a few years. The 2025 Cost vs. Value report found smaller kitchen projects recoup more of their cost at resale than large ones, as the cost guide explains.

A full remodel makes more sense when the layout itself is the problem: when the refrigerator door hits the wall, the only dining space is a too-small table, or you spend your evenings talking through a wall. Those are the cases where moving a wall can change how the whole house lives.

Plan permits first. The City of Kearney's Building Services office at 18 East 22nd Street can tell you what your job requires, at (308) 233-3236. Your contractor would normally handle applications, but it is your house, so ask to see them. Read the cabinet guide as well, since your cabinet decision comes first.

Winter is a good time to do this work. Ranch kitchens are often close to the back door and the garage, so materials stay near the room, and interior jobs are not held up by the weather outside. Ask each remodeler when they could start, and leave room for cabinet lead times on top of that.

Common questions

Are 1980s oak cabinets worth keeping?

Often, yes. Many have solid doors and sound boxes. If the layout works, paint or reface them. If shelves sag or the bottoms have water damage, replacement is usually the better spend.

How do I know if a wall is load-bearing?

You cannot be sure by looking at the room. Walls that run across the joists, or sit above a basement beam, often are. Have a remodeler or engineer check from the basement and the attic.

Can I fit an island in my ranch kitchen?

Only if there is room to walk. Plan on about 42 inches of clear aisle around it, and more if two people cook. If that does not fit, a peninsula may suit the room better.

How long will I be without a kitchen?

That depends on the scope and the schedule. Ask for a written start and an estimated finish, and plan a temporary setup with a microwave and a coffee maker. Lead times for cabinets are often the biggest variable.
